How do I get on an email distribution list for any Lakewood Hills No. 2 Homeowners’ Association neighborhood information?

When are the annual HOA dues due and may I pay them monthly?

Payment in full of the HOA annual fee is due by June 30th of each year. Notification of the amount due and where to send your payment is sent in June via US mail. Please contact the Treasurer to discuss a monthly or other payment plan. Additional fees are assessed for homeowners who do not pay in full by July 31st.

What are the trash, recycling/yard waste pick up days?

Trash/recycling service pickups are:
Trash, Recycling, and Yard Waste – Picked up on Monday mornings in split increments usually starting between 6:00 and 7:00 AM and finishing in the afternoon.
Heavy Trash– Call at least 24 hours in advance to notify the service provider, American Disposal Services, at 703-358-5800.

What time of the day can I put out my trash, recycling/yard waste?

Place your trash and recycling bins near the curb after 4:00 PM the day before scheduled service. Remember to put away empty trash and recycling bins inside your fenced yard the same day of pickup.

Is there a Holiday Trash Schedule?

Yes. Please subscribe to our community news email list in order to receive the yearly Holiday Trash Schedule. Go to American Disposal and select Pickup Schedule to get notifications for your address.

How do I get a replacement trash or recycling bin?

Trash and recycling bins can be purchased from the contractor, American Disposal Services or from a home improvement store.

What must I do if I want to make a change, including paint colors, to the exterior of my home?

The HOA requires that homeowners submit an Architecture Change Request Application for exterior house changes prior to making the change. A link is provided for quick access: Home Improvement page.

Where can I find yard and maintenance standards?

Do I need HOA approval for a change to my landscaping; if so, by whom?

Yes.  On occasion, landscaping changes require prior approval by the Architectural Control Committee.  Landscaping guidance can be found in the Architectural/Community Standards. A link is provided for quick access: Architectural and Community Standards

What is included in lawn service and leaf removal and how often do we receive these services?

Under our current contract lawns and common areas are mowed every 7-10 days, weather permitting.

Under our current contract leaf removal occurs three times in the Fall/early Winter.  Leaves are removed from the front of our homes and from the common areas.

Does the HOA provide snow removal services?

Yes.  Golden Iris Court and Gavelwood Court are plowed and sanded.  Snow removal is dependent on the depth of snow/ice and the contractor’s schedule. Residents are responsible for front porch steps and sidewalks up to and along the front of the house.

Where is the nearest Post Office?

There are two nearby Post Office locations.  The Post Office that handles mail delivery for our neighborhood is located at 7051 Brookfield Plaza, Springfield, VA 22150.  This is where you would pick up undelivered packages and have your mail held.

The other Post Office is located at 6200 Rolling Road Springfield, VA 22152.

My mailbox key does not work. How do I get a replacement? How do I get my mailbox lock fixed?

If a mailbox key does not work or a mailbox lock needs repair, contact the Post Office located at 7051 Brookfield Plaza, Springfield, VA 22150. and inform them you need a new key or lock.  They will provide a form for you to complete and sign. The Post Office will then make arrangements and coordinate with you for a new LOCK to be installed with a new KEY.  There is a small charge, currently $35.00 for this install.
