A few things to remember when making exterior changes:
- Townhouses must have approved house color schemes – there are lots of options
- Windows must have six grid/mullions to maintain the colonial style of the neighborhood
- Fences must be stockade
- Roof colors should complement the house and not have a high degree of color variation
- Composite deck material must be wood grained and wood tone in color
- Railings, gutters and downspouts must match McCormick Paint Old Carriage Brown
- Several neighbors have used Rust-Oleum Hammered Copper Paint for coppertone roofs
Please be mindful that your neighbors might be affected by the way you maintain your townhouse, such as when your downspout directs water into your neighbor’s foundation, lead walk or yard. Be aware that overgrown front and backyards, animal waste, and residual trash left in the common areas attract rodents and other pests. You must complete an Architecture Change Request Application prior to work commencing.
Although each townhouse is owned privately, and the common areas are for the use of all members of the neighborhood, there are certain restrictions and guidelines for the use, improvement and alteration to the properties in our neighborhood. By monitoring the exterior design improvements, including fencing, the HOA is able to maintain a high standard of aesthetic quality, community identity and functionality, which enhances our property values.
The basic authority for maintaining the quality of design and maintenance in King’s Grant is contained in the Declaration of Covenants, Conditions and Restrictions which are part of the deed to every property in King’s Grant. The intent of Covenant enforcement is to assure residents that standards of design, quality and maintenance will be maintained. The Covenants establish the Association and the Architectural Control Committee (ACC).
Architecture Change Request Application Process
CHANGES MUST NOT COMMENCE PRIOR TO RECEIVING ACC APPROVAL
- Submit the online application. Verbal requests will NOT be considered. Submit a sketch, written description, site plan showing location, and any other data (photographs, heights, lengths, widths, sizes, shapes, and color) for the project in sufficient detail so the Architectural Control Committee can reach an informed decision.
- If a change in grade, or other conditions affecting drainage is a possible outcome, this fact MUST be indicated in your application. Attach copies of Fairfax County permits, if required.
- If you are unable to submit necessary supporting documentation electronically, please indicate this in an email to acc@lakewoodhills2.com and we will make arrangements to receive the documentation.
