Annual Homeowners’ Dues

The Annual Lakewood Hills #2 Community Association dues is assessed on fiscal years beginning on July 1 to June 30 of each year. It includes the most recent CPI increase. The assessment is due by June 30 with a grace period until (last postmark date) July 31. A late fee of $25 will be charged if payment in full is not received or postmarked by July 31.

If you cannot pay the annual assessment by July 31 and would like to discuss an individual payment plan, please contact Janet Gnerlich, 703-569-8323, not later than July 31. Also, if you are interested in making advance monthly, quarterly or periodic payments during the coming year towards next years’ assessment, due June 30, the Association will accept these payments, and Janet Gnerlich is available to answer your questions.

Dues cover the costs for the following services in our community:

  • Trash, Recycling, Yard Waste Debris and Heavy Trash pickups
  • Grass cutting for the front yards of townhouses and grass cutting and general grounds care for the common areas
  • Upkeep of common areas, our streets, sidewalks and common area trees
  • Snow removal 
  • Street lights
  • Association administration, required professional liability, commercial crime and common area general liability insurance, annual tax, state common interest and community filings

Dominion Energy and HomeServe Programs

Many homeowners are not aware that they are responsible for certain systems inside and outside of their homes.  Dominion Energy/Home Serve, an independent company separate from Dominion Energy Virginia, offers for a small monthly fee, several types of protections such as-water line replacement, sewer line repairs and other programs that have been beneficial to homeowners in our neighborhood.  

This coverage is completely optional and your participation does not affect the electric service you receive from Dominion Energy Virginia.  Plans are administered by HomeServe Virginia. Dominion Energy Virginia provides only the billing services for home repair programs. 

If you are unclear about the benefits of these programs, ask your neighbors who have received benefits from HomeServe.  You can use the Contact Us email to request the names of neighbors who have used HomeServe services.
